We hold a secure key or access code for your property. Every entry and exit is logged with date and time as part of your visit record — you always know who was on-site and when, without asking.

Scheduled Vacancy Checks

Regular, dated visits while the property's empty — a photo and a plain-language note each time, so you have eyes on the place even when nothing's happened to trigger a visit. These are scheduled check-ins, not continuous surveillance, and they don't reset your insurer's unoccupied-property clock — always confirm your own policy's vacancy terms directly with your insurer.

After severe weather

When a storm or damaging-wind warning is issued for your property's district, we walk the exterior once it lifts — typically within 48 hours — with photos and a condition check logged. Anything needing a licensed trade is referred out, never worked around.

Before you arrive

Tell us you're coming, and we'll open the property up, air it out, do a quick visual check, and turn on the aircon or heating if you'd like — your call — in the day or two beforehand, so it's ready and comfortable when you walk in, not when you get around to it yourself.

Ahead of bushfire season

Gutters cleared, fuel load reduced, roof tiles checked. We confirm the actual current-year Bush Fire Danger Period start for this area before acting — it moves earlier some years, and we don't work off an old date.

The one part we don't do ourselves, handled properly anyway

Garden and lawn work, and pest treatment, need a different licence and a different set of equipment from window and gutter work — so rather than pretend otherwise, we arrange it through trusted local providers and fold it straight into your one monthly fee. You still only ever deal with one bill and one point of contact.

Physical cobweb removal is part of the standard exterior clean above, for every customer. Chemical pest treatment specifically requires a licensed pest technician under NSW law — we arrange it, we don't perform it ourselves, and it's already paid for as part of your plan.
